Your builder may be very good at building but they cannot interpret your ideas creatively and manage the project professionally from inception through to completion and provide you with peace of mind.

What happens next?

  1. If you wish to discuss your proposals, we will come and discuss your various ideas, perhaps suggest things you hadn’t considered and advise you of the planning implications. We will then write to you setting out your brief, estimated costs of our works and forward you a schedule of our services and fees.
  2. We would then provide a drawing service to prepare the necessary plans to submit for planning permission and if needed listed building consent with consultation with you to ensure we interpret your ideas correctly. Building regulations applications are normally submitted once planning and listed building permissions are obtained.
  3. At this stage full working drawings and detailed elevations will be drawn and we can also prepare 3D views (computer generated images) of the external and interior views of your property should you require this service at an extra cost.
  4. We can also prepare a specification of the works, seek competitive tenders from a number of builders, analyse the prices before an agreement is made where we then can arrange a contract between the builder and client for signatures.
  5. We can then manage the project, chair monthly meetings with client and builder, engineers etc, dealing with the builders and sub-contractors queries and oversee the smooth running, deal with monthly valuations, agree the final account and deal with client variations. If you are busy and are not familiar with how builders work, we can take the hassle away from you.
